HOW IT WORKS

How does design & build differ from a regular interior contractor?

In the conventional model you appoint a design consultant first, then tender those drawings to an interior contractor. Two contracts, two parties — and one gap in between. When something does not work on site, the designer points at the contractor and the contractor points at the drawings. You absorb the difference.

As an office interior design and build contractor, we hold both under a single contract. Design, working drawings, permits, MEP, civil works and custom furniture are delivered by the same team. Nobody can point elsewhere, because there is only one party accountable.

The practical consequence is that pricing locks in earlier, because the people drawing it are the people building it. No beautiful drawing that turns out to be unbuildable within budget.

PROJECT DURATION

How long does an office fit-out take?

Duration is driven by the starting condition of the space, not by floor area alone. Three scenarios cover most projects:

Bare condition — 6–8 weeks

The space is empty: no ceiling, and the floor still needs screeding. Every system is built from zero — partitions, ceiling, MEP and floor finishes.

Semi furnish — 4–6 weeks

Part of the interior already exists, or furniture is carried over from the previous office. Work centres on refinishing floors (carpet, vinyl, ceramic) and replacing gypsum ceiling in critical areas such as the main reception and director rooms.

Furniture only — around 3 weeks

The space is ready; only furniture supply and installation is required, including custom joinery from our workshop.

All three ranges already include obtaining the work permit from building management and the client's material approval time. These two are routinely left out of schedules, and they are the most common reason a project misses its handover date.

How much does office interior cost per m²?

As with duration, cost is driven first by the starting condition of the space:

• Bare condition — from IDR 4–8 million/m²
• Semi furnish — from IDR 3.5–5 million/m²
• Furniture only — from IDR 1 million/m²

All figures are design and build pricing — design fees are included provided the construction work is also carried out by us. Note that furniture-only sits outside the full fit-out range, because it is a different scope of work. What is the difference between design & build and a regular interior contractor?

A regular interior contractor builds from drawings produced by someone else. A design & build contractor holds both design and delivery under one contract, so accountability is not split and pricing can be locked in earlier.

Is the design fee charged separately?

No. Where the construction work is also carried out by us, the design fee is included in the design & build package.

Do you handle building permits?

Yes. Working drawings, IMB coordination and submissions to building management are handled as part of our scope.
